WEST EALING, LONDON

 

Four spacious new-build family homes, each with private gardens and roof terraces. They are located in a quiet residential cul-de-sac, 250m from the new West Ealing Cross Rail station.  The new Elizabeth Line will cut journey times to central London’s Bond Street Station to 15mins from 2019.

 

The front façade integrates neatly into the Edwardian streetscape with the use of traditional brick and cast Portland stone.  Look behind the facade however and you will find a truly modern and convenient Architect designed family home.

 

The proportions are generous offering 1,653 sq ft of space (House No. 34 & 28) and 1702 (House No. 30 & 32), all with ceiling heights of between 2.65m and 2.7m.   The layout been optimised to the needs of a modern family and provides four genuine double bedrooms, three bathrooms, a utility room and a snug. To the rear is a generous open-plan kitchen and living space leading directly out to the garden via full-width, extra-tall, sliding doors.

 

Although the houses look traditional from the street their layout is modern and it wouldn’t be possible to convert an existing period house to match this level of usable space.  The footprint is much deeper than is typical locally and this extra resulting space stretches over all three floors.  This allows the stairs, bathroom and utility spaces to occupy the centre of the floor plan, leaving the bedrooms and living spaces the areas of best natural daylight to the front and rear.   The houses have been designed from the outset to be extremely energy efficient with high levels of insulation and they even generate their own solar electricity.
